Brief information
ICONSIAM stands on the bank of the Chao Phraya and is arranged not as a single shopping center, but as an urban fragment gathered in one place: shopping, housing, hotels, an event hall, a museum project, a waterfront park, and its own piers. So here it is important to look not only at the storefronts, but at how the complex connects the river, high-rise towers, and public spaces.
The most noticeable difference in scale is built into the two residential buildings. The complex includes the 70-story Magnolia Waterfront Residences, the tallest building in Thailand, and the 52-story Mandarin Oriental Residences, the sixth tallest in the country. The retail section turns out not to be a separate box, but a base next to a vertical residential silhouette.
What to notice right away
It makes sense to compare three levels of the complex. The first is the river line: a waterfront park of more than 10,000 m², a walkway along the Chao Phraya, and four piers for private boats and public ferries show that water here is built into the functioning of the place rather than remaining a backdrop. The second is the retail core with the Takashimaya department store, Apple Store, a 3,000-seat hall, and the ICONSIAM Heritage Museum: different public functions are gathered inside a single commercial shell. The third is the high-rise residential towers, where 70 and 52 floors sharply change the scale of the complex. The ICS building can also be noted separately: it is described as an extension to the shopping center and includes the 244-room Millennium Hilton Bangkok, meaning the expansion continues the same logic of mixing retail, residential, and hotel functions.
