Tondi Park
Brief Information
Tondi Park did not emerge on an empty plot, but on the grounds of the former Dunten military compound. As a result, the quarter does not read like an ordinary new development: among the offices, housing, and sports facilities, it preserves the framework of a place where barracks, headquarters, a stable, a canteen, a bathhouse with a guard room, and a club once stood.
This is most visible in the collection of old buildings. Ten buildings from the former compound are listed in the Estonian register of architectural monuments, and many of them have received new functions: the headquarters building became administrative, the barracks became residential, educational, and hotel buildings, while the bathhouse with the guard service and the stable became offices. Here, history changes not only the plaques on the facades, but the purpose of the buildings themselves.
What to Notice First
It is worth comparing several former military buildings by their current roles. The headquarters building was the first to be reconstructed and shows how representative military architecture could become office and administrative space. The barracks on Tondi Street are important as a series: two buildings have been converted into housing, a school, and a hotel, while one, according to initial data from early 2026, remained abandoned and unsafe. This is a rare case where different stages of reuse stand side by side within a single quarter.
A separate clue is hidden in the street names. Marsi, Rivi, Sammu, Sõjakooli, and Talli are connected with marching, formation, step, military school, and stable. These names help read the quarter as a former military area even where the buildings are already occupied by offices, housing, or services.
